Where to buy in Bali: a factual guide to the main areas

Bali is not one market. Each area has its own character, price level, and typical buyer. Here is a factual look at the main areas, to help you match a location to your plan.

The south-west coast: Canggu, Pererenan, Cemagi

Canggu is one of Bali’s busiest and most developed areas, popular with rental investors and residents, with strong demand and higher land prices to match. Just north, Pererenan and Cemagi are quieter coastal villages that have grown quickly, often chosen by buyers who want proximity to Canggu with a calmer setting. Land here is among the more expensive per are on the island.

Seminyak, Kerobokan, and Umalas

Seminyak is established and commercial, with restaurants, shops, and a mature villa market. Kerobokan and Umalas sit slightly inland, known for villa neighbourhoods and rice-field outlooks within easy reach of Seminyak and Canggu. These areas suit buyers who want central access without being on the busiest strips.

The Bukit peninsula: Uluwatu, Jimbaran, Nusa Dua

The southern Bukit peninsula covers the surf and cliff belt around Uluwatu, including Pecatu and Balangan, plus Jimbaran and Nusa Dua nearer the coast and airport. It draws surfers, resort buyers, and those wanting ocean views. Prices vary widely between clifftop plots and inland land.

Ubud and the interior

Ubud is inland, green, and known for a slower pace, culture, and jungle and river settings around villages like Tegalalang. It suits buyers looking for a retreat or a nature-led rental rather than a beach base.

Sanur, the west, and the north

Sanur, on the east coast, is a settled, family-oriented area with a calm beachfront. Tabanan, to the west, offers larger plots and lower prices per are, popular with buyers seeking space. The north around the lakes and coast, including Kintamani, is the least developed and cheapest, suited to those with a longer horizon or a specific project in mind.

The right area follows your plan: rental demand points south-west, space and value point west and north, and a retreat points to Ubud or the highlands.
