Buying property in Bali: a step-by-step guide

Buying property in Bali follows a clear sequence. The order matters, because decisions early on, such as tenure and structure, shape everything that follows. Here is how a purchase usually runs.
Before you look
Decide two things first. What is your plan for the property: a home, a holiday base, a rental, or a development. And how long do you intend to hold it. These answers point you toward leasehold or freehold, and toward whether you need a PT PMA company. Setting a realistic budget that includes taxes and fees, not just the headline price, also belongs here.
Finding and agreeing terms
Once the plan is set, you look at properties that fit the right tenure, zone, and area. When you find one, you agree the price and the main terms. It is normal to sign a preliminary agreement and pay a deposit to reserve the property, but that agreement should be conditional on the due diligence checks passing.
Due diligence
This is the stage that protects you. It confirms the certificate is genuine and matches the seller, checks there are no disputes or charges over the land, verifies the zoning allows your intended use, and confirms boundaries and access. A notary (PPAT) leads much of this. Do not skip or rush it, and do not release the balance until it is done.
Signing and payment
The transaction completes in front of a notary (PPAT), who prepares the deed. For freehold this is a sale deed transferring title, for leasehold it is a lease agreement. Taxes and fees are settled at this stage, and the title or lease is registered. Only when the deed is signed and registered is the purchase complete.
After completion
Keep the registered documents safe, arrange any handover of keys and utilities, and if you set up a company, stay on top of its reporting obligations. If you plan to rent the property out, confirm the licensing before you start.
